1. Strategy Strategy Strategy!
You’re not just selling a home, but you’re also having to plan for the transition that comes with selling and buying. Do you sell before you buy? Should you buy before you sell? What are my options? Before even putting your home on the market, planning the transition between selling and buying is crucial.
2. Prior to Listing
Prepping your home before it hits the market is crucial and it’s best to get it right the first time! Many sellers will be asking themselves: should I renovate? Re-do the flooring? Paint? These are some great questions but before jumping to any conclusions, let’s sit down together and chat about what your best ROI will be. In many cases, it’s best to do minor touch-ups and leave the big renovations for the next owner. But in some cases, changing a few major items will attract a larger pool of buyers. The determining factor is - what has sold in your area and what is your competition doing.
Here are some simple things you can do to get your home ready:
-declutter: put your clutter in boxes and store in your garage
-deep clean: all surfaces including baseboards, window sills, and bathtubs – trust me, buyers will look at everything!
-air freshener: get your home smelling great
-staging: put some decorative items out on display, make your beds, fluff your pillows, arrange your curtains - get your home showhome ready
-keep your home looking clean now and for any showings (don't forget to put all your dishes away!)
3. Marketing – Going live
Your home is now ready for photos. I’ll take it from here! I’ll organize everything from the photographer, the measurer, the write-ups, the feature sheets, the signage, the lockbox, and placing your listing on all major databases.
4. While on Market
You’ll not only be kept up-to-date on all showings and feedback but also of the ongoings in your surrounding areas. I’ll be sending you regular emails about any new active or solds in your area so we know where we stand in terms of competition.
5. Getting Offers
Negotiating and getting the highest price for your home is priority #1, but my expertise doesn’t end there. I’ll also make sure that we have favourable terms in the contract that protect you throughout the transaction so you’re never left scrambling at any time.
6. Closing
I’ll send the necessary paperwork to your lawyer and I’ll advise on how best to prep your home for a smooth hand-off to the buyer leaving you with no guesswork.
